Home Information Packs
Home Information Packs also called HIP's or Sellers Packs are now a requirement for anyone selling a property after December 2007.
If a seller is using an estate agent, they would normally have the HIP prepared as part of the agent's agreement. The alternative is that a seller uses an independent, recognised HIP provider are much more flexible to move between agents.
HIP's are a means to improve the process of home buying for both buyer and seller. They contain information for the buyer that the seller is responsible for providing and includes evidence of title, leasehold information, local authority searches and an Energy Performance certificate. Other information may be included depending on the area, for example a mining search in area that previously have mining activities.
A HCR (Home Condition Report) is an optional section of the HIP and is prepared by specifically qualified and licenced home inspectors who have professional negligence insurance. HCR's are likely to be made a compulsary part of the HIP at a future date.
The provision of HIPs is a relatively new service and there are numerous companies offering this service. An estate agent will normally instruct their preferred supplier to commission a HIP. However, home sellers should consider purchasing a HIP independently so as to not be tied to any single selling agent.
A Pack should cost around £400, and will depend on the size of the property and complexity of the property. Shop around to compare prices if looking to coordinate your own HIP.
